Property Tax AppealsEvery year the county assessors’ offices issue Property Notice of Valuations, also referred to as the Property Tax Assessments, with respect to all properties within their jurisdiction. These Property Tax Assessments are then used by the counties to assess property taxes in Arizona on all properties. Often times the values used by the county assessors do not correspond to the fair market values of those properties assessed, and may result in higher property taxes than those that should really be assessed against those overvalued properties. This is especially true for commercial property taxes in the current real estate market, where properties not only lost their values, but have also experienced a decline in the income generated from those business properties.
Property owners may therefore commence a property tax appeal, at various administrative levels, or with the Superior Court, and challenge the counties’ assessment of certain overvalued properties. A successful appeal of property assessment translates into lower taxes for the year in question. These savings are often times significant, especially in the case of commercial property tax appeals.
